Housing System

System Overview

RP XP is disabled in housing.

TDN's housing system consists of varied property types classified by tiers. A property is either rentable or purchasable (this is purely an IC & RP distinction), though both have a monthly cost attached. Again, this is purely an IC distinction in the eyes of the law between having true claim to ownership or lacking it - if a property is purchased, the player is expected to roleplay its monthly cost as taxation. But if a property is rented, the player is expected to roleplay its monthly cost as rent.

Lower-quality = Tier 1, Higher-quality = Tier 5. A Tier One House, for example, could be a small cabin far away from town. Or a shack in the slums of Murann. Whereas a Tier 5 Estate could be similar to a Merchant Family House, or even a castle used to house a player faction/group. Note: These properties are generally NOT pre-furnished. Players are expected to furnish their property unless a property sign indicates otherwise.

WARNING: If a player fails to pay rent for 60 days (two rent cycles), their housing property will be forfeited. Additionally, if evicted, all permanent placeables within the area are subject to being removed without reimbursement by a DM, or the placeables may be gifted to the next owner. It falls upon players to notify staff in the case of unexpected, prolonged inactivity, wherein staff may consider retaining your property past its expiration date. Abuse of this consideration will be met with harsh consequences. Bear in mind that we cannot hold onto inactive property forever, expect it to be forfeited if your absence becomes too lengthy.

Base Costs:

  • Standard Initial Purchase Fee: this is dependent on the specific housing in question (covers cost of documentation, keys, etc.). All housing bears this fee, whether rentable or purchasable property.
  • Monthly Property Cost: See Property Taxes in Taxes & Licenses & the housing Tiers below. This is irrelevant if a property is rentable - rented housing's monthly cost is roleplayed as rent.
  • Duplicate Key Cost: 100sp

Property Tiers:

  • Tier 1
    • Rooms: 1
    • Monthly Tax/Rent Cost: 500sp
  • Tier 2
    • Rooms: 2-3
    • Monthly Tax/Rent Cost: 750sp
  • Tier 3
    • Rooms: 3-4
    • Monthly Tax/Rent Cost: 1000sp
  • Tier 4
    • Rooms: 3-4 (Premium locations, likely additional amenities)
    • Monthly Tax/Rent Cost: 1500sp
  • Tier 5
    • Rooms: 5+ (Estates, mansions, etc.)
    • Monthly Tax/Rent Cost: 2000s

Outline of Process:

  1. A player approaches a sign attached to the housing that will indicate property cost and type (meaning whether it is purchasable or rentable) and provide dialog options to give the player an opportunity to rent or purchase the property. This sign is made invisible if the property is already owned.
  2. Once bought, the sign vanishes and the player is awarded with two sets of keys and a deed to the property. The keys will be persistent on-use. Duplicates can only be made by the property owner.
    1. Duplicate Key Cost: 100sp
      1. Handled by interacting with the property Deed. This is roleplayed as a behind the scenes meeting with a landlord or representative of the Royal Registry.
  3. Mechanically, properties can only be owned or rented by ONE Player. If a player wants to live with another player, they can figure out the expenses on their own (and in accordance with the law if applicable).
  4. Paying the Monthly Cost Process:
    1. The Deed is the primary tool to handle the administrative aspects of owning the property.
    2. Players can pay the monthly cost in advance (as far as needed), and each 30 days, the system will remove silver from the pool of payments that the player has submitted. Note: this is roleplayed as a maintenance cost should the property be non-Lawful. It falls upon the player to explain IC what said maintenance consists of. In the case of Lawful property, this is roleplayed as either taxation or rent, depending on which type of property you own.
  5. Eviction Process:
    1. If a player fails to pay rent for 60 days (two rent cycles), the property will be forfeited. Additionally, if evicted, all permanent placeables within the area are subject to being removed without reimbursement by a DM.
      1. Alternatively, someone purchasing/renting the property with the items inside may have the items/placeables turned over to the new purchasing player.

*Note: This system is still in the design phase and may be subject to change.
